Modern residential development

CROE architects were appointed to look at the feasibility of adding homes onto a plot that already had planning permission for one unit.

After completing a feasibility study for the clients prior to purchase, we submitted a pre-application to determine if the local authority would support additional development on the plot. While the pre-application came back negative on the original concept, it was clear that there was potential for additional units. Based on this information our clients were able to proceed with the purchase and reduce their risk.

We set about changing the whole scheme, deciding to propose a development of 4 modern houses based on 2 house types. These houses would be spaced organically from each other, maintaining their individual privacy from each other but also from their new surrounding neighbours. These houses are deliberately flat roofed to keep their profiles within the countryside low, this lends itself to contemporary architecture which we have extended internally with modern internal layouts as well as externally through its landscape design.

All four houses consist of 5 generous bedrooms, 2 reception rooms, kitchen diner with ample garden space.

We have now been instructed to begin work on the building regulation and construction packages with the clients looking to start the build late 2023 early 2024.
