We were appointed on this project from clients who had purchased this vast site with the idea of developing the land to its full potential.
The site is located in South Cambridgeshire in a rural setting with stunning views to the south of the site overlooking rural scenery.
There was a single bungalow building on the site as well as several agricultural barn buildings. There had previously been three applications and an appeal submitted for this site that had all been refused planning.
The first project was to obtain permission to replace the existing bungalow building with a brand new three-bedroom house. The scheme was developed between ourselves, clients, and planning consultants and achieved planning permission for an attractive three bed barn conversion style property. The first phase of the project is now on site, having successfully completed coordinated construction drawings, complete with integrated technology needed for a modern home.
The second and more challenging phase was to convert the existing agricultural buildings. This included obtaining Prior approval consent to convert the existing barns into residential use. This is a complicated process to undertake but is the best and most efficient way of obtaining these kinds of consents on rural agricultural barns. With the input of our planning consultants as well as clients we obtained Prior approval to convert these three large barns in five residential properties.
The next phase of this project, which is currently in the planning system, includes increasing the floor area of the previously approved conversions by excavating below and creating basement level accommodation. The proposals are to make the buildings appear as they already look from the main road but by using the existing topography of the site, creating additional accommodation while still maintaining the attractive views of the surrounding landscape.
This hopefully looks to obtain planning permission by the end of 2023 and look to start on site in 2024.
